What time can we arrive?
Arrival is from 12pm. You can pay £10 for an early arrival from 9am (10am Sundays), subject to availability and must be pre booked.
What is the latest we can book in?
The latest time we can book you in at reception is 5.30pm Mon-Sat or 4.30pm Sunday. It is usually possible to arrive up until 7pm on a Friday but please check before booking as there are some exclusions. If arriving out of office hours you will need to call the late arrivals number on arrival which can be found on your booking form.
What time must we depart?
You must vacate your pitch by 12pm. If your pitch is available, you can pay £10 for a late stay until 4pm.
Can I extend my stay?
Yes, subject to availability.
Can guests visit us?
Yes, reception cannot allow visitors on site so you would need to meet them at the entrance or reception.
What entertainment can I expect?
We are a quiet site and do not have a club house or park but we do have a fishing lake.
Is there a children’s play area on site?
No, we do not have a play area but we have an open space (“The Paddock”) for children to play games.
Do you offer Free WiFi?
Yes, free Wi-Fi is available on-site, in our Café and Shop.
Are dogs allowed?
Yes, dogs are welcome but must be kept on a lead at all times and must be cleaned up after. There is an extra charge of £2 per dog per night. For more information, see our page on dog friendly holidays in Essex here
Do you accept one night bookings?
Yes, but only in mid-week (i.e Sunday – Monday). It may be possible to book one night at a weekend but you would need to call to check availability on the Friday before.
Do I need to pay a deposit when making a booking?
Yes, we require a non-refundable deposit of 20% of the total cost of the booking. If you are due to arrive within 7 days you will need to pay in full when making your booking as payment is required 7 days before arrival.
Can I change my booking?
Bookings are reasonably flexible, please give us a call on 01255 833492 to see how we can help. If you wish to change dates completely you may need to cancel the original booking, losing your 20% deposit, and re-book.
Do you offer refunds if we cancel or leave early?
If you cancel more than 7 days before your date of arrival we will offer a refund less your 20% deposit. We do not offer refunds if you leave early or cancel within 7 days of arrival.

Will you confirm our booking?
Yes, we confirm bookings by email.
What is a Fully Serviced Pitch?
Our pitches are hardstanding and have access to an electric supply, mains water supply and waste/drainage point.
How far away is the hook-up?
We have shared pods for electric and water supply, it may be right by your pitch but could be further away. We would recommend a 25m electricity cable. The position of the hook-up points can be seen on our site plan here.
What is a continental caravan?
A Continental Caravan has the door the opposite side to a standard UK caravan. Due to the layout of the site and how caravans must be pitched, not all pitches are suitable for a continental caravan. Pitches 2- 9, 18, 24, 31 and 37 can accommodate a continental caravan.
If we cancel due to COVID-19, are we able to have a refund?
Whilst there are no government restrictions, if you need to cancel your booking due to COVID-19, cancellations will be in line with standard cancellations. If you cancel more than 7 days before arrival, you will receive a refund of monies paid less your 20% deposit. There is no refund if you cancel within 7 days.
